Rental Qualifying Criteria

Application for Residency

All adults 18 years and older must submit an application for residency. A separate application is required for each application submitted, excluding any joint/married application. All applicants must have a valid social security number.

Income, Credit & Rental History

  • All applicants or co-signers that are financially responsible for the rent must pass a credit screening
  • All adults 18 years and older must pass a criminal background and eviction check
  • Gross monthly income must be equal to 3 times the amount of monthly rent or greater
  • Two of the most current pay stubs and/or a letter from employer must be provided
  • Self-employed applicants must provide two (2) years tax returns and/or six (6) months bank statements
  • 75% of accounts shown on credit report must be positive (excluding all medical bills and/or student loans and mortgage foreclosure)
  • Any bankruptcy must be discharged
  • Must have six months of stable, positive rental history or a cosigner, and/or additional deposit up to one and half times the rental rate may be required

Criminal Background

  • Any criminal background or felony conviction that is not deemed to be a threat to the community may be considered
  • Any applicant with misdemeanor or felony crimes involving violence, drugs or sex offenses will not be considered

The Following Are Grounds for Immediate Denial

  • Any application that is falsified
  • Any application with invalid social security number
  • Any application with two (2) or more landlord debts, paid or unpaid
  • Any application with a bankruptcy that has not been discharged

Applicable Fees and Move in Costs and Conditions

  • $35.00 application fee for each adult required
  • $300.00 non-refundable pet fee, all dogs must be of a non-aggressive breed
  • All utilities must be in the tenants name on the day of move- in, verification is required to obtain keys. All utilities will be disconnected as of the move in date from the landlords name
  • Minimum $300.00 earnest money is required to reserve the property while application is being processed. If the earnest money fee is not paid, the home is not being reserved/held for applicant and another applicant supplying an app and the earnest money will be considered. The earnest money is non-refundable once application have been approved and applicant has been notified by our office. If move in date is further out than 10 days, the earnest money deposit shall be equal to one month's rent. Lease signing required upon application approval
  • All move in money must be in a cashier’s check or certified funds payable to Impero Property Management and be paid on or before the move in date
  • Owners may, at their discretion, legally ask for a security deposit that is not to exceed 1.5x the monthly rental amount
